The ghost of a boy named 'Théophile Langevin' haunts the place until he finds out who killed him and why. With the help of Vicky, Justine & Greg, they will all find out what truly happened in 1957.

Greg, Vicky, and Justine arrive in town and are looking for an apartment near college. Each of them wants to rent the 5A for themselves alone, but the rent is too expensive: they have no choice but to become roommates. On the first night, Justine discovers, behind the wallpaper in her room, a hidden door. The roommates uncover this door, which opens onto a closet lined with copper, in the middle of which lies a mysterious trunk containing the skeleton of a young man. By opening the trunk, they accidentally release the ghost of Théophile Langevin, who has been trapped there since 1957 in a ghostly coma.

Vicky wants to throw a party to celebrate the team's end of their college session. A dangerous ghost possesses the roomates one by one with a dangerous plan in mind.

Vicky leaves a letter given by Mr. 'Sansouci', on the counter which happened to be a formal notice. The team has now two hours to either cover Theo's closet up or to give the caretaker 5000$.

Greg has a date with a girl named Cynthia but can't help but coming back to his ex girlfriend Sunny in his mind. He tries to scare her off using Theo, but Cynthia happens to love paranormal things.

Theo starts to feel weird after he gets something called a 'spirit dream'. But ghosts aren't supposed to dream at all. Vicky hears that Sandrine wants to sell the appartment building to a man named 'Anatole Gertain'.

Theo decides to help Vicky with a psychology homework as they meet a ghost named Bruno who haunts a barbecue Greg brought to the appartment. Bruno wants to take revenge on Sandrine, the owner of the building as he blames her for killing him.

With suspiscions on the building's caretaker, Mr. 'Sansouci', Justine hears him saying eerie things on the phone and knows it is no coincidence. Soleil breaks up with Greg but for the first time in years, he doesn't feel anything.

'Ostie Guy' tries to convince at least one person in the appartment to watch his stand up comedy, even though it is a complete disaster. Justine tries to investigate on Theo's murder and asks to interview his ghost master, 'Gonzague Chartier'.

Theo meets a ghost named Lola who tries to convince him to join a gang of rebel ghost against the Phantom Society called the Ghost Liberation Front (GLF).

Sandrine sends a caretaker to the appartment 5A named Mr 'Sansouci' (meaning 'No worries' in English), to help with problems. Vicky accidentally tells Greg's girlfriend, Soleil, that her and Justine live with him.

Sandrine, the owner of the appartment building, is convinced her mother lives in the team's appartment. Vicky meets a boy who is convinced she is an actress from his favorite tv show, 'The possessed vampires' and is ready to do anything for her.

Soleil, Greg's girlfriend, comes to meet him at his appartment. Since he didn't told her he lives with two girls, Vicky and Justine will have to fake the fact that they live next door with Greg's best friend 'Ostie Guy' (Franky O).

Since Theo broke phantom laws, he is to lose his rights to talk with his roomates. Unless he gets his friends to sign a contract with their own blood.

Theo meets his roomates for the first time by disobeying the phatom laws. Vicky says an incantation that offers any ghost to come and haunt the appartment.

Theo meets his ghost master 'Gonzague Chartier' who intends on showing him what ghosts were born to do. Vicky, Greg and Justine try to investigate what they found in Justine's closet.

The disappearance of Gonzague prompts the Ghost Society to send Schmitt to the apartment to investigate the events. Following his recommendations, Théo is assigned a new ghost-master: Éléonore des Prés, who proves to be a strict and cruel woman with him.

Vicky brings a ring from Victor's shop who is supposed to make the user of it, irresistible. She ends up giving it to 'Ostie Guy' who seems pretty happy with his new power.
Sandrine wants to sell the apartment building and the team tries everything to stop it. She ends up bringing a medium to know once and for all if her mother is truly haunting the apartment.
Justine asks her sister Marianne to bring Theo's skull to run some tests when it mysteriously disappears.
Mr. 'Sansouci' comes to the apartment as he is now wanted by the company he works for: 'UltraCORP'. Theo lives another spirit dream from 2 days before his death where he is with his fiancé, Florida.
Justine's father comes to the appartment for a visit. Vicky tries to convince people to buy tickets for a movie as part of her new job, but that movie happened to be from 'Ostie Guy's favorite tv show.
Justine and Marianne try to find a way to stop their parents from divorcing. Greg tries to find a bikini picture of Sunny that 'Ostie Guy' happens to have in his appartment.
Theo is put into a spirit trial where he must show himself innocent. Justine becomes his lawyer and her sister, Marianne, is sure that ghosts do actually exist.
The team discovers Sandrine's mother was Florida, Theo's fiancé from 1957. Theo tries everything to get Florida's memory box.
Vicky's 'cousin' named 'Rachel', comes to the appartment after things got heated in the past. Theo tries everything in his power to bring back 'Gonzague'. Even if it means using his other half to do so.
Theo's other half finally takes full control of him after possessing his new ghost master, Eleanor. He will now haunt the ones who used to be his friends until he fully forces them to leave the appartment.
With trouble sleeping, Justine starts to see changes happening in the appartment right before her eyes. Since Theo's other half is stuck in his guitar, Greg brings it to 'Ostie Guy's apartment who tries to get a hold of the precious musical instrument.
Justine tries to find a way to lower the appartment's rent. 'Ostie Guy' convinces Vicky to help him read lines for an audition and Greg goes missing.
Vicky, Justine and Theo try to contact a ghost named Lola who is part of the Ghost Liberation Front (GLF). Greg helps Sunny back at 'Ostie Guy's appartment for a thanatology project and both his ex girlfriend and best friend fight to share time with him.
The team tries to find a way to get a hand of 'Gonzague' who is still stuck in between life and death. Mr. 'Sansouci' shows up and tries to show his changed man ways to help.
Theo gets stuck into another spirit dream where he truly feels alive with his fiancé, Florida. Vicky and Justine get moved into that world back in 1957, but things don't go as planned.
Justine tries to find a way to help Theo to dream again and find clues about his death. Mr 'Sansouci' comes back from vacation but the team is all suspiscious of his 'new self'.
Marianne comes by the appartment after Vicky convinces her to give her sister a complete makeover.
Theo gets a spirit dream of his fiancé named Florida. Greg and 'Ostie Guy' get into yet another argument that can only be stopped by one thing: Kung Fu.

A ghost name 'Boogie Max' gets in the appartment. He wants to sign Theo a contract to tour around the world for 100 years.

Justine hears random voices around who seem to be up to no good. Vicky contacts 'Roger' the ghost, who agrees to help the team if he gets a date with a mortal woman.

The team gets a message in Vicky's cereal bowl meaning danger seeks them all. While Theo is trying to grab objects without dropping them, the dangerous spirit reveals himself to be the other half of Theo's spirit.

Back in the present after their 1957 trip, the roommates realize that Justine has disappeared! They find out she was kidnapped by UltraCorp and do everything they can to find her. Meanwhile, the Ghost Society has decided to sue Théo for the destruction of Éléonore Després.

Theo can no longer stay in the same room as Vicky out of fear of getting an electrical shock. Greg is supposed to keep 'Matilde's pet spider, 'Renald' but it disappears. Ostie Guy wants to go on a date with a girl and Vicky helps him do so.
Vicky tries a ritual to cancel their open zone spell, but it ends up trapping her with Theo while Greg is in his room with 'Matilde' and Justine is stuck with 'Gonzague'.
'Gonzague' tries to teach Theo how to control his spectral form to appear stronger. Vicky helps 'Antoine', the ghost who ate the poltergeist.
A poltergeist invites itself in the apartment and decides to fully destroy anything in its way. The team try to stop it with the help of anyone they can find.
'Ostie Guy' tries to convince the team to get him to move in the apartment since he can't pay his rent alone. A ghost named Adeline McMarshal, asks for the help of Vicky to win her trial against the phantom society.
Vicky got a vision that Theo is probably in great danger. Justine finally makes peace with her father. Greg is on a date with a girl named Nelly, he met in the building.
Greg tries to get rid of all of Soleil's stuff to get her out of his head since they broke up. Vicky tries to understand why her clairvoyant gift, always makes her draw a pig. Schmitt comes back to haunt Justine and her father, 'Pierre-Paul'.
Vicky tries to use her clairvoyant magic in 'Ostie Guy's apartment since Justine's father is still in there. Theo sees a spirit dream of his father and Justine tries to make peace with her own.
Justine makes the decision to leave the apartment, but her father comes to stay there a few days to make sure his daughter is alright.
Justine tries to get used to her life back home after being put in hybernation so that Schmitt could read all of her thoughts. Greg gets a photo album from Sandrine's mother, Florida, who could have clues to Theo's murder case.
Justine comes back, but not the same. Theo's trial has to start and she refuses to be his lawyer.
Roger reveals, after his investigation at UltraCORP, that Justine might be dead. Theo sees a spirit dream that makes him believe otherwise.
Vicky gets the plans of a cookie factory that could hold the buildings of UltraCORP inside. Greg tries to calm down Sunny who seems to see ghosts everywhere and thinks she is being haunted.
Greg finally confesses to Sunny that his apartment is haunted. Theo, on the other hand, decides to sign his arrest warrant with a few conditions.
Vicky and Theo get in a brawl to find out who can find more information on Justine's kidnapping. Greg tries to keep the truth from Soleil but everything starts to blur.
Vicky, Greg and Theo still try to find Justine by analyzing the print of a footstep they found near her room.
Justine comes back but aged since 1957, Vicky tries to find a spell to bring back her youth.
Greg, Vicky and Theo try to find Justine who went missing since they came back from 1957.
